Terms of Service

STAI shows short-term rental hosts how similar nearby rentals perform and suggests why. Everything it shows is an estimate built from third-party data, not a guarantee and not professional advice. STAI isn't affiliated with Airbnb or any booking platform. You're responsible for how you price and operate your property, including following local rules.

1.Agreement

These Terms are an agreement between you and Prompt LLC (“Prompt LLC,” “we,” “us”), which operates STAI (the “Service”), including the STAI iOS app and website. By creating an account or using the Service, you agree to these Terms and to our Privacy Policy. If you don’t agree, don’t use the Service.

2.Who can use STAI

You must be at least 18 years old and able to form a binding contract. If you use the Service for a business, you confirm you’re authorized to accept these Terms for it.

3.What the Service does

STAI compares a property you describe with nearby short-term rentals. It shows estimated nightly rates, occupancy, revenue, seasonality, and listing features, and it suggests reasons one property may earn more than another. The data comes from third-party providers and public sources, and the comparisons and explanations are generated automatically.

STAI is not affiliated with, endorsed by, or sponsored by Airbnb, Vrbo, or any other booking platform. Their names and trademarks belong to their owners and are used only to describe listings.

4.Estimates, not advice

Everything the Service shows, including revenue, occupancy, prices, rankings, “likely reasons,” and suggestions, is an estimate. It may be incomplete, out of date, or wrong. It is not financial, investment, tax, legal, real estate, or insurance advice, and it doesn’t guarantee any result. Decide what to charge, buy, or change at your own risk, and consult a qualified professional before major decisions.

You alone are responsible for complying with the laws, permits, registrations, taxes, HOA rules, leases, and platform policies that apply to your property and how you rent it. Nothing in the Service tells you an activity is allowed where your property is.

5.Your account

You create an account with your name, email address, and a password, and confirm your email with a code we send you. Keep your password private, and keep access to that email secure: password resets go there.
Give accurate information, and keep one account per person.
Tell us right away at info@staihome.com if you think someone else has accessed your account.
You can delete your account at any time in the app (Profile → Delete account). Unused home credits end with it.

6.Acceptable use

You agree not to:

copy, scrape, export, resell, sublicense, or redistribute data from the Service, or use it to build a competing product or dataset;
access the Service by automated means, or get around rate limits, plan limits, or security measures;
reverse engineer the Service, except where the law allows it despite this restriction;
use the Service to discriminate against guests or anyone else, including in violation of fair housing laws;
use the Service to harass anyone, or to locate, contact, or target other hosts or guests outside the platforms they use;
break any law, or infringe anyone’s rights, while using the Service.

7.Data and content

The Service, its software, and the data and analysis it provides are owned by Prompt LLC or licensed to us by third parties. Subject to these Terms, we give you a personal, non-exclusive, non-transferable, revocable license to use them for evaluating and operating your own rental properties. Our data providers may require attribution or limit how long data is kept, and we may change or remove data to meet those obligations.

You keep ownership of what you enter, such as your property details. You let us use it to run and improve the Service, as described in the Privacy Policy.

8.Free previews and home credits

You can preview a limited number of homes each month for free. A preview shows a summary, not the full report. We may change how many previews are included.

Home credits unlock a home’s full report. They are one-time in-app purchases, not subscriptions, sold through Apple’s App Store and charged to your Apple Account. Spending one credit unlocks one home’s full report and its updates for 12 months from the day you unlock it. Unused credits stay on your account while it exists; they have no cash value and can’t be transferred. Prices are shown before you buy.

Refunds are handled by Apple under its policies. If a purchase is refunded, we may remove the credits it added or re-lock a home they unlocked.

9.Third-party services

The Service uses and links to services we don’t control, including Apple Maps and booking platforms’ listing pages. Your use of them is governed by their own terms, and we aren’t responsible for them.

10.Suspension and termination

You may stop using the Service and delete your account at any time. We may suspend or end your access if you breach these Terms, if your use creates risk or legal exposure for us or others, or if we discontinue the Service. Sections that by their nature should survive termination, including 4, 7, and 11–14, will survive.

11.Disclaimers

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” TO THE FULLEST EXTENT ALLOWED BY LAW, PROMPT LLC DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT. WE DON’T WARRANT THAT THE SERVICE OR ITS DATA WILL BE ACCURATE, COMPLETE, CURRENT, UNINTERRUPTED, OR ERROR-FREE.

12.Limitation of liability

TO THE FULLEST EXTENT ALLOWED BY LAW, PROMPT LLC WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, REVENUE, BOOKINGS, OR DATA, ARISING FROM YOUR USE OF THE SERVICE. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE IS LIMITED TO THE GREATER OF THE AMOUNT YOU PAID US FOR THE SERVICE IN THE 12 MONTHS BEFORE THE CLAIM AND US $50. Some places don’t allow these limits, so they may not all apply to you.

13.Indemnity

You’ll defend and indemnify Prompt LLC against third-party claims arising from your breach of these Terms, your misuse of the Service, or how you operate your property, to the extent the law allows.

14.Disputes

These Terms are governed by the laws of the State of Washington, without regard to conflict-of-law rules. Before filing a claim, contact us at info@staihome.com so we can try to resolve it informally within 30 days. Any dispute that isn’t resolved will be brought only in the state or federal courts located in King County, Washington, and you and we consent to those courts. Either of us may bring a qualifying claim in small claims court.

15.Apple App Store terms

If you got the app from Apple’s App Store: these Terms are between you and Prompt LLC, not Apple. Apple isn’t responsible for the app or its content and has no obligation to provide maintenance or support. If the app fails to meet an applicable warranty, you may notify Apple, and Apple will refund the app’s purchase price, if any; Apple has no other warranty obligation. Prompt LLC, not Apple, is responsible for addressing claims about the app, including product liability, legal or regulatory compliance, consumer protection, and intellectual property claims. You confirm you’re not in a country subject to a U.S. government embargo and aren’t on a U.S. list of prohibited or restricted parties. Apple and its subsidiaries are third-party beneficiaries of these Terms and may enforce them against you.

16.Changes to these Terms

We may update these Terms. If a change is material, we’ll tell you in the app or by email before it takes effect. Continuing to use the Service after that means you accept the updated Terms.
